Booking conditions

Booking:  Please telephone or email to confirm availability before sending your deposit. We can hold the holiday home ‘provisionally’ for 7 days  only, except Christmas/New Year which is on a first come basis.

Deposits & Payments:  30% of the total rental is payable on booking.  We accept all major debit and credit cards - except American Express, or via cheque on a UK Bank ( payable to ‘C Strong' please do not send multiple cheques). The balance is payable 6 weeks prior to arrival.  At the time of balance payment a £200 damage/extra cleaning charge per cottage is also taken.  If the damage/extra cleaning deposit is not received and there is claim to be made the owners reserve the right to reclaim the monies.  This will be returned, subject to satisfactory inspection, within 2 weeks of departure.  Non payment at this time may be deemed to be a cancellation of the booking. We are VAT registered our VAT no. is 922 0701 66.

Cancellation: We reserve the right to obtain full cost of the holiday booked in the event of cancellation. We will endeavor to re-let and, if successful, we shall refund all funds received except for £50.00 administration costs. We strongly recommend that you take out a cancellation insurance policy to cover this.

Damage: Any damage to Holmes Barn property must be reported. Accidental damage or breakage's over a value of £10.00 will be charged to the occupier or taken from the £200.00 damage/extra cleaning deposit.

Guests are expected to leave the accommodation in the same clean, tidy state it was in when they arrived. Extra cleaning after departure will be retained from the £100.00 damage/extra cleaning deposit paid at the time of booking.

If the damage deposit/extra cleaning deposit is not received and there is claim to be made the owners reserve the right to reclaim the monies.

PLEASE DO NOT LEAVE ANYTHING BEHIND THAT CANNOT BE REMOVED FROM OUR PREMISES BY THE USUAL BIN COLLECTION SERVICE OR THROUGH THE RECYCLING FACILITIES OFFERED.

If guests leave anything other than domestic waste eg. large gas cannisters to inflate balloons or inflatable pools etc. they MUST be taken away on departure.  If they are left behind a charge of £50.00 will be made as these require us to take them for specialist disposal at Buxton.

Occupancy: The number of people occupying the barn must not exceed those booked.

Smoking: Smoking in the barns patio/garden area only. There is a strict ‘no smoking’ policy within the accommodation, stable area and strictly no smoking in the drying shed as this is used to store linen and towels. It is now the law that enclosed spaces remain smoke free and so we are a totally non smoking establishment (outside smoking areas only).  If there is evidence of smoking within the cottages or wooden drying room after the guests have left,  we retain the right to keep the full deposit paid.

Excessive Noise: None of our cottages are suitable if you are having a loud party.  We have a strict policy of no excessive noise outside all our cottages after 11pm.  If we have to investigate any complaints we retain the right to keep the £200.00 damage/extra cleaning deposit in full.  Please do not bring disco speakers, amplifiers or karaoke machines without prior agreement from us.

Pets:  We do accept well behaved pets at our cottages but we MUST be informed beforehand if you wish to bring them with you on your break.  If pets are brought to the cottages without our prior knowledge we reserve the right to refuse you to stay with the pets and forfeit all monies.

Liability: The proprietors accept no liability for any accident, injury, loss or damage sustained by any resident, their family, visitors, animals, vehicles or personal effects, howsoever caused.

The owners retain the right to access either property at anytime if deemed necessary.

Prices are correct at time of booking but we reserve the right to change when deemed necessary.

In the event of the barn becoming uninhabitable for the following reasons, fire, flood, snow, ice, electricity or water supply interruption, boiler failure or acts of God.    We will endeavor to offer suitable alternative accommodation.

We cannot be held liable for compensation due to loss of enjoyment in the event of a letting being affected by any of the above occurrences.

All statements and information is given in good faith, being true and correct to the best of our knowledge and belief, but the proprietors accept no liability in the event of any such statement or information being untrue or incorrect.
